Who Typically Applies for an NIE in Málaga
The Costa del Sol has the largest concentrated international resident community in Spain.
- British nationals — the largest single nationality applying in the area. The legal framework
changed after the end of the Brexit transition period:
- UK citizens resident in Spain before the end of the transition period and registered under the Withdrawal Agreement hold a TIE Acuerdo de Retirada. They renew on the normal cycle.
- UK citizens arriving after the transition period for residency: third-country national route — Non-Lucrative Visa, Digital Nomad Visa, or other residence visa; then TIE card. Cannot apply for NIE Verde.

The Axarquía — the eastern part of Málaga province — attracts a different applicant profile than the western coast. Towns east of Málaga capital (Nerja, Vélez-Málaga, Torre del Mar, Frigiliana, Cómpeta, and the inland white villages) concentrate a smaller international community.
- Retirees and lifestyle buyers — seeking a quieter setting than Marbella or Fuengirola. Property prices are typically lower; the international community is closer-knit but less dense.
- Inland rural property buyers — restored cortijos, traditional Andalusian houses in the foothills — often UK or Northern European buyers who lived elsewhere on the coast first.

There is no separate NIE office in Nerja or Vélez-Málaga. All Axarquía applicants travel to the Málaga Comisaría at Avenida de la Rosaleda 19 — approximately 45–60 minutes from Nerja, less from Vélez-Málaga.
Property Purchases on the Costa del Sol
- NIE required before signing the escritura pública (deed of sale) at the notario. Without it, the purchase cannot complete. Your solicitor will normally raise this requirement well before completion.
- The notario will not start the deed without seeing the NIE. No substitute identifier is accepted.
- The NIE goes onto the deed and is recorded at the Registro de la Propiedad. Errors after completion require a separate notarial act to correct — administratively painful.
- The Power of Attorney route is the most common approach for international Costa del Sol buyers — it aligns with the conveyancing timeline and the typical buyer’s travel pattern. You handle viewings and POA signing during short trips; the NIE is processed in parallel; you return for the deed signing (or appoint the same representative for the deed).
- For off-plan and new-build properties: the NIE timing aligns with the deed of sale, not the reservation contract (contrato de arras). Reservation contracts are normally signed without requiring the NIE.

Yes. The Málaga Comisaría at Avenida de la Rosaleda 19 serves all of the western Costa del Sol except Marbella. Book through the central portal under province "Málaga". The address on the EX-15 form is your actual address in the relevant town.
I'm a British national — can I still get an EU NIE Verde on the Costa del Sol?
Not as a new applicant. After Brexit, British nationals are no longer EU citizens for Spanish residence purposes. Pre-transition-period residents hold a TIE Acuerdo de Retirada. Post-Brexit applicants follow the third-country national route and receive a TIE card, not an NIE Verde. EU and Swiss nationals continue to qualify for the NIE Verde.
How long does it take to get a NIE appointment in Málaga?
